HDB & BTO Defect Check in Singapore

The average Singapore handover hides around 47 defects — most owners spot fewer than five. We inspect your new BTO flat room by room against BCA standards, log every defect before your warranty closes, and hand you a same-day report your BSC can act on.

01 / Why it matters

Catch defects while HDB still pays to fix them

A new BTO flat looks flawless on key-collection day. But behind the fresh paint and polished tiles, a typical handover carries dozens of genuine workmanship defects — hollow floor tiles, uneven plastering, hairline cracks, poor sealant, doors that don’t close square, and electrical points that aren’t wired to standard.

HDB flats come with a 1-year Defects Liability Period from key collection. Within that window the Building Service Centre rectifies real defects at no cost to you. Miss it — or paper over defects with renovation — and the same repairs come out of your own pocket. A professional HDB defect check done early turns that warranty into money saved.

02 / Scope

What we check in your BTO flat

Plastering, paintwork, skirting, cornices and alignment — the cosmetic defects that are cheap to fix now and costly to live with later.

Waterproofing & seepage

Wet-area falls, ponding, sealant gaps and signs of water seepage in bathrooms, the kitchen and the service yard.

Electrical & M&E

Power sockets, switches, the DB board, lighting points and ventilation — tested for function and checked against wiring standards.

Doors & windows

Alignment, gaps, locksets, hinges and smooth operation on every door and window, including the main and bedroom entrances.

Same-day report

Every finding photographed, located on a floor plan and severity-graded — delivered as a digital PDF before we leave, ready for your BSC.

FAQ / Questions

HDB BTO defect check — FAQs

When should I do my HDB BTO defect check?

Book your defect check for the same week you collect your keys — ideally 1–2 days after your HDB appointment, and before any renovation starts. Reporting defects early means HDB and the Building Service Centre (BSC) rectify them under your warranty, while the unit is still bare and every surface is accessible.

How long is the HDB defects warranty?

New HDB flats carry a 1-year Defects Liability Period from the date of key collection. Within that window the BSC is responsible for rectifying genuine workmanship and material defects at no cost to you. We time and document our inspection so your claims fall squarely inside that period.

How much does a BTO defect check cost?

BTO checks start at $109 for a 1-Trip inspection of a 2-room flat and scale by flat type and package (1, 3 or 5 trips). A 4-room flat is $189 for a single trip. See the full HDB rate card above, or use the calculator on our pricing page for your exact price.

What does a BTO defect check include?

A full room-by-room inspection of architectural finishes, doors and windows, flooring (including hollow-tile percussion testing), waterproofing and water-tightness, plus mechanical & electrical points — power sockets, switches, the DB board and ventilation. Every defect is photographed, located and graded in a same-day digital report formatted for your BSC.

Do you submit the defects to HDB for me?

On our 3-Trip and 5-Trip packages we attend the joint inspection with the BSC team, walk them through each finding, then return to verify the rectification was done properly. You get a clean paper trail from first report to final sign-off.

How long does the inspection take?

Around 1–2 hours for a typical HDB flat. We work efficiently but never rush — every defect is still photographed, located and graded on the spot, so the report is ready before we leave.
