Condo & EC Defect Check in Singapore

A new condo handover hides defects behind premium finishes — failed waterproofing, hollow tiles, glazing and aircon faults, marble and joinery flaws. We inspect every room against BCA standards and hand you a same-day report your developer can act on, before your Defects Liability Period closes.

01 / Why it matters

Premium finishes hide expensive defects

A condo handover comes with higher expectations — and higher repair costs. Marble and large-format tiles debond, frameless glazing leaks, balcony falls pond, aircon provisions are mislocated, and waterproofing fails behind beautiful finishes. None of it is obvious to the eye on handover day.

Private condos and ECs carry a 12-month Defects Liability Period from vacant possession, during which the developer must rectify genuine defects. A professional condo defect check documents every fault while the unit is bare and the clock is running — so the developer fixes them on their dime, not yours.

02 / Scope

Glazing & aluminium

Frameless glass, sliding doors, windows and balcony railings — seals, operation, scratches and water-tightness.

Sockets, the DB board, aircon points and condensate drainage, smart-home provisions, lighting and ventilation.

FAQ / Questions

Condo & EC defect check — FAQs

When should I do a condo defect check?

Schedule your inspection as soon as you receive your Notice of Vacant Possession and your handover/key-collection appointment — before you accept the unit and before renovation. The earlier defects are documented, the cleaner your claim against the developer during the Defects Liability Period.

How long is a condo Defects Liability Period?

Private condominiums and ECs typically carry a 12-month Defects Liability Period from the date of vacant possession, during which the developer is obliged to rectify genuine defects. We document every finding with photos, location and severity so your managing agent and developer can act on it.

How much does a condo defect inspection cost?

Condo and EC inspections are priced by unit size, starting at $179 for a 1-Trip check of a unit up to 600 sqft and scaling up to larger layouts. See the sqft-based rate card above, or get your exact quote on the pricing page.

What do you check at a condo handover?

Architectural finishes, built-in carpentry and provided appliances, full waterproofing and water-tightness in wet areas, balconies and planter boxes, glazing and aluminium works, plus the mechanical & electrical points — sockets, the DB, aircon points, smart-home provisions and ventilation.

Do you handle ECs and new launches as well as resale condos?

Yes. We inspect new-launch condos and ECs at developer handover, and resale private units before completion. The scope adapts to the property, but the deliverable is the same: a same-day, severity-graded digital report your developer or seller can act on.
